Homburg Canada Real Estate Investment Trust has announced today the closing of its previously announced $85m public offering of unitsat a price of $11.00 per unit. The syndicate of underwriters, co-led by TD Securities, CIBC and Desjardins Securities, have partially exercised their over-allotment option to purchase an additional 952,100 units, resulting in a total of 7,772,100 units being issued today for gross proceeds of approximately $85,493,100.

"We are pleased with the market response to this offering," said Jim Beckerleg, president and chief executive officer of the REIT. "This financing puts us in an excellent position to pursue our growth strategies while maintaining a strong balance sheet. We are actively looking for new opportunities to acquire properties that will meet our growth requirements and that will provide stable, long-term income streams for our unitholders."

The REIT will use the net proceeds from the offering to fund future acquisitions, for general trust purposes and to repay certain debts. The offering of the units was completed on a bought deal basis.

Homburg Canada Real Estate Investment Trust is a real estate investment trust based in Quebec offices. German Office Market Stable Despite High Vacancy and Falling Rents

Germany's office and commercial real estate sector is in a state of equilibrium despite substantial amounts of vacant space, according to new research by global office and property market research company Business Monitor International (BMI).

Allied finished the quarter with leased area of 95 per cent. It renewed or replaced 64 per cent of the leases that mature in 2010, in most cases at rental rates equal to or above in-place rents. The DJSI tracks the financial performance of the world’s leading sustainability-driven companies, providing asset managers with objective benchmarks to manage sustainability portfolios.

Lend Lease achieved an overall score of 78 per cent, two per cent higher than last year, and well ahead of the average industry score of 43 per cent. The group, which has offices in London, New York and Singapore, was recognised for its continued commitment to sustainable practices across a range of measures, including Human Resources and Diversity, Legal, Risk, Health, Safety and Environment.

Lend Lease Group CEO and managing director, Steve McCann, said the results reflected the group’s ongoing commitment to sustainable practices as well as measuring and communicating sustainability performance.

Competition to be included in the DJSI is strong with the number of companies vying for a place increasing significantly in recent years. Lend Lease was the first Australian property company to be included on DJSI in 2001.

Demand for offices in India is propping up the country's property market recovery as the retail sector posts slow-paced improvements.

On the supply side, the development pipeline edged up again, while available space increased at a similar pace than in Q4 2009. Indeed, surveyors reported that development completions rose in Q1 for the first time in five quarters. Investment bidders per property and transaction activity have risen modestly for the second consecutive quarter for the first time in six quarters. Sentiment in India remains less downbeat as compared to other major economies, such as the US, Germany and Japan.

Compared to other countries in the Emerging Asia region, India was the only country to see a moderation in tenant demand growth compared to the previous quarter. It is still lagging the Chinese economy on many other leading indicators such as rental expectations and investment transaction activity.

Ramesh Avadhani of the IREO Fund says, however, that India should see some good enquiries and transaction closures.

The Royal Institution of Chartered Surveyors' Global Distressed Property Monitor is a quarterly report that reveals trends in 25 commercial property markets across the globe. A distressed property is defined as a property that is under a foreclosure order or is advertised for sale by its mortgagee. Distressed property usually fetches a price that is below its market value. An increased rate of distressed properties entering a country’s market can be seen as a negative economic indicator while a decrease may signal recovery.

The RICS survey indicated that 20 countries experienced increased interest in distressed properties in the third quarter, compared to 11 in the second quarter. Growth in interest from specialist funds was highest for commerical property and offices in the Republic of Ireland and Spain although respondents have reported a pick up in interest across most markets with only Russia offices apparently seeing an easing of specialist fund interest.

In terms of activity in the third quarter, there was a slight decrease in countries showing an increase in distressed properties coming onto the market – from 13 in the second quarter to 12 in the current quarter. In addition, overall distressed listings fell or grew at a slower pace during this quarter across most markets, with the exception of New Zealand, Italy, Spain, the UAE and Czech Republic.

Despite the slight decrease in the third quarter, respondents expect the number of distressed properties coming onto the market in the fourth quarter of 2010 to increase across 16 of the 25 countries surveyed – an increase of two countries over the last quarter. Professionals expect the Republic of Ireland, US, UK, Spain, Portugal and Hungary to show the biggest increases in distressed listings over the next quarter.

Conversely, there is much more positive news from Hong Kong with a large decrease of 53 percent expected next quarter compared with last quarter’s expectation of a 17 percent drop for the third quarter. Significantly decreases are also expected for Russia, South Africa, Brazil and Germany – the latter experiencing the most notable turnaround in sentiment since last quarter.

Oliver Gilmartin, RICS senior economist, said there is an expectation that banks might be becoming less lenient in extending terms for real estate loans.

“Renewed falls in rental values may also be making banks more nervous as to the size of their property loan books.
“Significantly, specialist investors appear to be showing increasing interest in distressed property listings. However, ultimately banks hold the keys as to how the market for distressed property listings will evolve in the coming year.”

Haikou, the capital city on the southern island of Hainan, had the biggest gain, with a 53.9% jump in overall property prices. Sanya, also on Hainan and a host of the Miss World beauty pageant, followed with a 52.1% increase. Both cities also led gains in prices of newly built homes with prices in Haikou up by 65% and Sanya by 58%, the report showed.

Property prices on Hainan, located in the South China Sea, have soared after the Chinese government issued a plan to turn the island into an international tourism destination.

China has raised mortgage rates and re-imposed a sales tax on homes in the first two months of the year to reduce the risk of asset bubbles.
