Office Space, Three Types of Office Space

An office space is defined as a physical area that is used for office operations. But that definition seems rather simplistic, rather basic. So, let’s get a little more specific here. Let’s describe the three main types of office spaces and how they are different.

First of all, there is the office space with which most people are familiar-the commercial office space. This is the type of office people can rent or lease or even purchase to use for their business. These office spaces are all over. They can be found in stand-alone buildings, strip malls or traditional malls, or standard office buildings. Commercial office space is what most medical doctors use for their businesses. It is also where you will find most dentists, advertising firms, and accountants. There are, of course, many other types of businesses that normally use commercial office space.

Commercial office space is widely available at many different price points. Some businesses share office space in order to save on costs. This type of office space is usually leased from an individual landlord, though it can be purchased.

Serviced office space is another type of office space. This type first came into use in the 1980’s and has steadily gained popularity since then. A serviced office space is one in which many services and furnishings come with the office space. Exactly which services and furnishings are included vary from property to property; however, nearly all serviced office spaces include basic furniture and utilities in the price of the lease. Security is also generally included. Other perks--such as business machines, conference rooms, and secretarial staff-can be added to the lease for an additional cost.

Some small businesses choose serviced office space rather than commercial office space because it is much simpler. Serviced office space allows a business to move in and begin business right away, unlike commercial office space. Other users of serviced office space include businesses that only require offices on a temporary basis, such as a lawyer working on a case out of town or a movie production company.

The last type of office space has also become more common over the last several years. It is the home office space. More and more people are telecommuting, working partial days at home; therefore, having a home office space is a necessity. Also, many entrepreneurs open new businesses by beginning those businesses in a home office space. This is because of the cost savings it provides as well as because of the simplicity and convenience. Freelance writers often work in a home office space as well.

A home office space does not necessarily have to be a dedicated room. Many people use a section of an existing family room or living room, for example. Or, they may use an armoire or converted closet as a home office space.

These three types of office spaces are each quite different, and each has its own advantages and detriments. The type of office space that is right for a particular business is an individual decision.
