Office Space, Renting Office Space Vs. Home Office Space

An idea has just become reality. A business is going to be opened and the owner must decide whether it is better to rent office space or work from home. Which is better, renting office space or using a home office space?

Renting office space cost money, so if the company has very little start up funds, this may not be an option. However, if there are funds for renting, there might be several advantages to this. First, any repairs and maintenance is done by the landlord not the tenant. This may save money in the event that some major damage occurs. While purchasing renters insurance is certainly recommended, the structure itself should be insured by the landlord. Renter’s insurance covers the supplies and equipment that the renter brings to the building.

Using a home office space means the owner of the company must be responsible for the upkeep of the space, but being the home owner, means this responsibility has not change and so adds no further burden to the new company. There are many advantages to using a home office space versus renting an office space. Using a portion of the home can mean built in tax deductions. In renting office space, the owner of the business would pay utilities on the office space, and pay utilities on the home. With a home office space, the portion of the home that is used for home office space can be deducted from income tax. This would save the owner money.

Another advantage to renting an office space is that the more a person pays out for something the better they will take care of it. Working from the home can be very distracting, but having a place to go every day that is designated for work and only work can increase productivity. If making the schedule at home and sticking to it seems difficult then it might be better to work outside the home.

Not everyone gets distracted by every little thing, so distractions may not be an issue. In the event of a family emergency, the home office space is much more conveniently located. In the event of annoying relatives, a rented office space might be desired. No two businesses are alike, just like no two owners are alike. A list should be made with the most desired attributes for the office space. It may be found that the home office matches more closely to what is desired then a rented office space. Or the rented office space might be more appropriate for the home life, business, and ambition of the business owner.

While there are no perfect solutions, there are certainly better ones. Between the two choices, the owner must decide what fits the budget, the schedule and the events. Once all this has been thought out, the choice should be clear. Remember, neither choice has to be a permanent choice. In the world of business, it is all about trial and error.
