Office Space, Planning Ahead to Take Care of Repairs to Your Office Space

If you lease a commercial office space for your business, chances are your landlord takes care of many maintenance problems that occur within the office space. Just like an apartment or home rental property, certain items are the landlord’s responsibility. These items are written up into your lease and may include items such as the hot water heater, the furnace, and the plumbing. But, other items within your leased office space are not the landlord’s responsibility to maintain.

If yours is like many business leases, you are likely accountable for anything cosmetic within the office space. This means keeping the flooring, walls, and windows in good condition. You also must take care of any necessary repairs to the doors in the office space or any damage caused by you, your employees, or your customers. Of course, your lease may include different liabilities. But, the point is that as a business owner and as the signer of the lease, you do have to help take care of the property.

Maintaining your office space property isn’t difficult, as long as you take care of it and respect it. But, even the most careful business owners sometimes have an unexpected event occur which causes damage to the office space in some way. Perhaps a teenager on a bicycle rides by and throws a rock through a window. Or maybe an employee is bringing in a large stack of boxes on a handcart and accidentally wheels the edge of the handcart into the wall, putting a large dent in the wall of the office space.

But really, the cause of the damage to the office space doesn’t matter. What matters is getting the damage repaired as quickly as possible-without spending an arm and a leg. Unless the business owner or one of the employees is a handyman, it can be difficult to find someone who isn’t going to charge an exorbitant price for an office space repair. This is because for these types of repairs, the handyman has to come to the office space, not vice versa.

So, what a business owner needs to do to try to avoid the inflated prices of many handymen is to find a good handyman before he needs one. See, when someone is desperate for a repair to be done, he has to pay an excessive amount of money just to get the repair done. But, if that person already knows of a good, reliable-and affordable-handyman ahead of time…well, that person will still be desperate to get his repair done, but he won’t have to pay an excessive price in order to do so. That person’s office space will get repaired, but at a much lesser cost.

Business owners who lease office space are generally careful not to damage anything; however, damages can happen at times anyway. So, it is smart to think ahead and have an arrangement to take care of any repairs to the office space before they occur. Planning ahead can save a business owner a lot of money.
