Office Space, How to Find the Right Office Space for Your Business |

When you are starting a new business, you need to find office space from which to run your business. Or, if you already have an established business, but you have outgrown your current office location, you need to find new office space. Here are some tips on how to locate the right office space to meet your requirements.
First of all, you need to decide about your needs. Make a list of exactly what you have to have first, then make a list of what you would like to have. Write down things like how many offices you need in your office space, how much parking you need for both staff and clientele, whether or not you need a public restroom, whether or not you require a break room, and more. You may prefer to be in an office building rather than a strip mall or stand-alone office space. Maybe you need a great deal of windows because your business dictates that you hang a lot of signage in the windows. Think about everything and anything relating to your business so that you will be able to find an office space that fills all of your needs.
Next, consider location. Your office space will need to be convenient for customers or for your clientele (unless, of course, yours is not the type of business which does not have customers or clientele visiting the office space, such as a video game development company). Also, location is important for office space because you do not want to have any of the employees (or yourself) to have to drive for a really long time just to get to the office.
Now, figure out your basic budget. Decide upon how much you can spend on your office space per month. Make sure to include utilities in that figure. And, don't forget that some office space locations make incur other costs, such as monthly parking fees.
Finally, you are ready to start looking. You need to look at office spaces that are within your location and within your budget. Any office space that meets these criteria is worth driving by. If, after a drive-by, you are still interested in the office, then you can arrange for a visit to see the interior.
While looking at the interior, see if the office space matches up with your lists of needs and wants. Keep a checklist of how many of your needs and wants it matches. Then, go on to view the next office space on the list.
After viewing as many office spaces as possible, you should know which one will meet your requirements. There should be at least one office space that is in the right location and within your budget that also matches up with at least several of your needs and wants.
If you decide that you want to enter into a lease for this office space, now is the time to talk with the landlord-some office spaces rent quickly, so don't hesitate if you really love the space. |
